Information about working with Homsite

Homsite is a non-profit community development organization serving the City of Auburn and Cayuga County. We work with contractors in many ways.  We provide home improvement loans and grants to homeowners looking to make necessary home repairs and home improvements. In addition, we own a number of multi-family rental units that often need repairs completed by contractors. Periodically, we also have projects to substantially rehabilitate existing housing as a part of our community revitalization efforts.

Homsite aims to work with experienced, qualified contractors. Below you will find additional information about the type of work we hire contractors for, contractor qualifications, and how to bid on Homsite projects, including a downloadable Contractor Application & Questionnaire.

Home Improvement Projects

Homsite regularly works with local contractors through our various home improvement programs which help homeowners, and in certain circumstances tenants, make necessary home repairs and home improvements to make it more livable, safe, and energy efficient. Typical projects include, but are not limited to:

Roof Repair or Replacement
Exterior Painting
Step Replacement
Porch Repair

Homsite Property Rehabilitation and Upkeep

Homsite owns multi-family rental units in the City of Auburn, the Village of Cayuga and the Village of Weedsport. Contractors are hired for routine repairs and at times for significant remodeling projects.

Contractor Qualifications

To be eligible for construction contracts, contractors must meet the following minimum requirements:

  • Must be actively engaged in the profession of being a general contractor

  • Must produce references for other completed new construction building upon request or have done satisfactory work on other Homsite jobs.

  • Must have business certificate, certificate of incorporation, etc.

  • Must have workers’ compensation insurance or a waiver from New York State.

  • Must have general liability insurance in the minimum amount of $1,000,000.

  • For REHAB jobs only, must have EPA/Lead Certifications.

Prior to awarding any bid, the Construction Manager will review the Federal Excluded Parties website to ensure that the general contractor is not on the debarred list.  The awarded Prime Contractor will also be contractually required to review the Excluded Parties List website to ensure any subcontractors utilized are also not on the debarred list.

Minority & Women-Owned Businesses (MWBE) and
Service-Disabled Veteran-Owned Businesses (SDVOB) are encouraged to apply!

How to Bid on Homsite Projects

Step 1: Submit the Contractor Application and Questionnaire, along with proof of insurance and EPA/lead certifications if applicable, to Erica Ryan at ericar@homehq.org or mail to Homsite, Attn: Contractor Application, 60 Clark Street, Auburn, NY 13021.

Step 2: Once all of the required information has been received and reviewed, Homsite staff will add you to the contractor list.

Step 3: As jobs become available, Homsite will request bids from contractors on the approved list. Homsite will encourage an open and solicitous procedure.  The successful bid must be determined to be cost reasonable by Homsite. Selection will also be based on expertise of firm and project requirements. Bid packs includes a scope of work (text based), property drawings if necessary, and the lead report detailing required lead remediation work. Pre-bid walk-throughs scheduled as needed.

Step 4: Homsite staff will review all bid submitted by the deadline and select a contractor.

Step 5: Homsite will contract with the selected contractor. The contract will specify total project cost, schedule of work, number of progress payments and schedule of progress inspections.
